This isn’t our first rodeo – we’ve been in the real estate industry for a very long time. We’ve seen every scenario available when speaking in terms of real estate. We’ve also assisted in some of the most difficult and diverse scenarios you can image. Buyers, sellers, homeowners looking to refinance, folks with questionable credit, no credit and even horrible credit. There’s nothing we can’t tackle and there’s definitely nothing we’re not willing to take head on.

It’s a very stressful time in the market right now for people looking to purchase a home. The reason is due to too many buyers and no houses for them to choose from. There simply isn’t any homes on the market at this time. The homes that are on the market are getting snatched up quickly. Questionable homes which wouldn’t have gotten a second glance in the past are having bidding wars taking place on their doorstep and selling for far beyond the asking price. It’s like nothing we’ve seen in a long time.

Being a first time homebuyer in this market isn’t going to be easy but you’re lucky you’ve got us to shoulder the burden. The things we can do to make it easier and stress free is going to be worth your time and effort to call or contact us.

If you don’t currently have an agent or any representation in this market then we ask that you call into the office ASAP because we’ve got A LOT of work to get started on. First and foremost we need to get all of your ducks in a row. By that we mean getting all of your financial documents in order. We also need to start looking for a home to buy.

Before all of that you need to decide what it is you’re looking for in a home. You need to think towards the future that may or may not already exist. By this we mean…Children. If you already have children or you’re planning on having children then you need to factor them into your home buying wishlist.

Let’s run down some things you’d like when shopping for your first home:

  • How many rooms and bathrooms will you need?
  • How many bathrooms with your family need?
  • Do you enjoy cooking?
    – Do you require a large kitchen?
  • Do you work from home?
    – Do you need an office or den?
  • Do you have pets? Will you need a larger yard?
  • Are you looking to save money on your first home?
    – Does the thought of remodeling scare you?
    – Are you scared to get your hands dirty?
    – Sweat equity is great equity!
  • Do you have or are you planning on having ATVs, Boats or any other toys?
    – Do you need a second driveway or a spot in the yard to park these extra vehicles?
  • Do you like natural sunlight?
    – Do you need more windows?
    – Do you need big windows?
    – A Skylight maybe?
  • Do you prefer Solar or would you like to stay on the grid?
  • School Zones?
    – Elementary, Middle School or High School?
  • Would you like to live near a park?
    – Hiking Trails?
    – A Gym?
    – Shopping Centers?
    – Restaurants?
  • Do you prefer single story or two story homes?
    – Does anyone in your home require a wheelchair ramp?
    – Does anyone require any wheelchair accessible bathrooms?
  • How many closets do you require?
    – Are there are a lot of females in your family?
    NOTE: Females typically require more closet space and areas for dressers. 

The list can go on and on. We are full of ideas, tips and tricks. These are the sort of questions you need to get in the habit of asking your agent(s). If you don’t vocalize what you’re looking for in a home, how will they know? Your needs and wants are the most important part of looking for a home. Speak up, speak up, speak up.

ARE YOU PRE-APPROVED?
Even if you already have a pre-approval letter, would you like another opinion? It’s always a good idea to have at least two – but the more the merrier. You never know if a lender may have missed something while looking over your financial records. You too may have forgotten to report another income. This happens. If it did happen then the chances are you’ll be approved for even more money! That’s great news for you!
