The current housing market in Southern California is something we’ve never seen before – not in all of the years we’ve been in real estate. We’re dealing with a severe lack of inventory. By inventory – we mean single family homes, multi-family homes, condos, investment properties, rentals, apartment buildings, duplexes, townhouses and everything in between.

Right now there’s no lack of buyers – in fact they’re everywhere. Our only wish is putting them in the house of their dreams. The bidding gets insane as buyers are competing over properties that should never reach price levels they’re now reaching on a daily basis. It’s amazing but it’s not working in anyone’s favor except for the sellers.

IT’S A GREAT TIME TO BE A SELLER
If you’re selling your home right now, you’re about to get rich. We are seeing insane amounts of offers on homes that are simply undeserving of the attention. We are seeing price levels which have never been reached before on properties undeserving of the same attention.

  • If you’re in the real estate industry then you know exactly what we’re talking about. 
  • If you’re a buyer we don’t envy you right now. Finding a home isn’t going to be easy and finding an affordable home may just be impossible. 
  • If you’re a seller – we would trade places with you any day of the week. 

HOW DO YOU SURVIVE IN A MARKET LIKE THIS?
This is a great question and something which is needing addressed. If you’re in the market as a buyer you’re going to need to prepare yourself for some heart breaks and tons of work. Looking for a house shouldn’t be this difficult and that’s why choosing the correct real estate agent is essential.

WHAT YOU NEED FROM AN AGENT
At this point in the market you need to look for agents with their own available listings. Lots of them. Look for an agent with a large network of other agents, colleagues, sellers and past customers. The larger the network the better. You should always look for an agent that is local to your area of interest but now more than ever. You need an agent that knows that area like the back of their hand. It would be very helpful if that agent had their own available listings in that same area. Obviously the more choices the better. Try to find an agent with a big team that can offer you the attention you need and deserve. If you find a one-man-show type of agent with too much on their plate you may as well represent yourself when looking to buy your next home. Of course we are kidding with that statement so please don’t take it literal.

Things get very fast-paced and hectic while purchasing a home and you need someone with a cool, calm head that can take care of business as it needs done. You want someone steps ahead and prepared for any curve ball thrown your way during the buying process.

If you’ve purchased a home then you’re well aware of the possible curve balls which can and will be thrown your way! Buying a home doesn’t need to be a stressful time but without the right agent and representation you can guarantee your buying experience is going to be a stressful one. In our opinion this is when buying a home is no longer fun and the meaningful memory it should have been.

What you need to look for in an agent in this market:

  • One with their own available listings – the more the better
    NOTE: Ask them if they’re representing a lot of sellers. 
  • Look for an agent with a large team
    NOTE: If they have a large team they will be able to dedicate more time to you and your needs. If the agent is a one-man-show and has too much on their plate then the chances of them giving you the correct amount of attention to your needs is slim.
  • An agent with a large network
    NOTE: Insider information is a huge part of real estate. The more properties you know about before they hit the market the better chances you will have as a buyer to score one before someone else snatches it up.
  • Look for a local agent to your area of interest
    NOTE: Find someone who knows the area you’re looking at like the back of their hand.
  • Look for a knowledgeable agent
    NOTE: If you have children then you want an agent knowledgeable about good school zones. You want someone who isn’t going to push you into a high crime area, a loud area or an area on the fritz. 
  • Look for someone honest
    NOTE: You want someone who isn’t going to talk you into a home over your budget just to make more commission. 
    SPECIAL NOTE: Many agents will tell you that there are other offers on the table before asking you to increase your bid. This is another trick agents use to increase their commissions. If you’re not aware of this trick…you’re welcome! 

Follow these simple tips and tricks when looking for an agent and this insane California housing market will be small potatoes. Even though this is a market scenario we’ve never quite seen before the right agent should be able to leap through these hoops in the dark while blindfolded.
